QB DSM 2021 - Network Diagnostic Does not work

Hello, I hope somebody can help me quick! I have a freshly installed QuickBooks Server (Database Server Manager) latest version 2021 with latest release patch on fresh Windows Server 2019, Standard Edition, and created sample company file. The problem I have is that client is opening file directly, like from local drive, and not through DSM. This makes impossible to have 2 users to access the same file at the same time, a.k.a. multi-user access.

 

When I try to run Scan on the server I receive following error messages which I don't know why I get them all as they all looks strange to me:

Network Diagnostics: Started

+ Hosting Mode is OFF.

+ Folder Containing company file is not writable

+ Folder Containing company file is not shared.

+ No network connectivity.

+ Network problem: IP reverse lookup has failed.

+ Unable to check Windows Firewall status

+ Windows firewall is blocking QuickBooks

Network Diagnostics: Failed. Resolve errors and Retry!

What is interesting is that all error messages are kind of weird because I checked each item and everything looks good. For example, folder is definitely writable. Service is running with local SYSTEM account and has full Admin access to the folder. Also folder is shared with full access to Everyone (this is done when Scan run first time). Network is simple - single NIC, single IP address. Reverse lookup query using NSLOOKUP tool works just fine. Firewall is enabled but QuickBooks has a rule to be excluded and 5-digit port is open in Firewall. In fact I can do TELNET to this port from client machine no problem. So everything looks good but nothing works!

 

When I open the same file from the server itself it does open file in multi-user mode properly, and user is shown in the Database Server tab in QB DSM as expected. But when another client open this file remotely from remote workstation, somehow Database Server is not being engaged, and file is accessed in single user mode.

 

I also checked .ND file that is generated and it looks good. Network path, Service name, port number - all there and looks correct. I even tried re-creating this file but still no luck!

 

Does anybody know where I can check or how to even troubleshoot this problem? Any help will be much appreciated. Attached is the picture with the error messages I receive. I even tried re-installing everything from scratch still no luck!
