Question

In the latest update, quickbooks is trying to force a tax rate that is incorrect for commercial rental. How do I fix it.

In the state of florida, commerical rentals do not pay the standard 6% rate, yet quickbooks is forcing that rate on commercial rental.  How do we fix it?

Greeting!

Thanks for taking the time to post in the Community space. I’m here to share information about running a property management business in QuickBooks Online (QBO).

If you use the Automated sales tax feature in QuickBooks, the sales tax rate will be updated automatically. For instance, if you have collected tax from Leon or Franklin Counties in Florida, you might need to know that it's a 6% commercial rent tax. You can always check with your state for the latest updates on tax rates.

If there's no update with the rate, you can edit it in QuickBooks. Then, select the old rate. Here's how:

  1. Go to Taxes.
  2. Under Related Tasks, select Add/edit tax rates and agencies.
  3. Select the rate you want to change from the Sales Tax Rates and Agencies table, then click Edit.
  4. Edit the tax rate you want. You can also change the component name if you like.
  5. Click Save.

Also, when you edit a rate, you must set an effective date. You can refer to this article to learn what to do when you modify the rate: What happens when you edit the sales tax rate?

When you edit a sales tax rate you use on templates, you need to select it again. Otherwise, it won’t apply any sales tax rate.

Moreover, I'm adding this helpful article on how you record, adjust, and delete sales tax payments in the tax center: Manage sales tax payments in QuickBooks Online.

Feel free to comment below if you have additional information about managing your taxes in QBO. I’ll be here to assist you at any time.
