Hello, gradient. It's my pleasure to have you join our forum. The Community is always here to provide the assistance you require to address your concern.

There are two ways to record the rent depending on how you receive the payment. If you expect to get paid later, you can create and send them an invoice; if you receive the money immediately, you can generate a sales receipt. Before doing so, you need to make a customeraccount, and item in your QuickBooks Online so you can add them to the transactions you'll be making to track the rent.

To record an invoice:

  1. Click + New, then select Invoice.
  2. Choose the customer.
  3. Fill out the necessary details, then Save and close.

For detailed steps, visit this article: Create invoices in QuickBooks Online. Once the customer pays the invoice, you need to record that payment to connect it to the invoice to balance your accounts.

To record a sales receipt:

  1. Go to + New, then select Sales Receipt.
  2. From the Customer ▼ dropdown, pick a customer.
  3. Fill out the needed fields, then Save.

Read this article to view the detailed process: Create sales receipts in QuickBooks Online.

You can also use QuickBooks Online to make professional, expert-looking invoices by customizing and adding details. Please refer to this article to learn more about this procedure: Customize invoices, estimates, and sales receipts in QuickBooks Online.

If there is anything else you need help with any QuickBooks-related concerns, feel free to get back to us. You can reach out by posting in our Community forum again. Take care, gradient.

I rent a Building from myself since I own both companies. How do I record rent without the added step of an invoice?

MY past accountant migrated me from desktop and it has little in common with the online version.

You would just use a sales receipt.  The steps are above.
